Consider Standing for Election to Our HOA

It’s about to happen! When Epcon closes 98% of homes in Courtyards at Southpoint, we will formally begin the process of transitioning to an all-resident homeowners association board. Epcon is already at 81%.  On the current board, only one board member out of four is a resident. 

 

Here are two primary reasons residents serve on an HOA, according to In the Arena: The Board of Directors’ Guide to the Successful Operation of a Homeowners Association, by Chris D. Gilleland: 

• to give back to the community

• to improve the community’s overall property values

 

Here is how the transition will occur: First, Epcon will declare the 98% threshold has been achieved. Next, an official call will urge residents to nominate themselves or their neighbors for board service. Residents will be asked to volunteer. We possibly will conduct a forum to hear from the candidates themselves, who will have an opportunity to present their resumes and bios. Then we will all vote. Every household will be allowed to vote for five board candidates.

 

The good news is the Courtyards at Southpoint is a fertile repository of talent, ability and experience. We come from a variety of backgrounds with an abundance of skills. That talent must be applied to this task.

 

What do we need from you? 

 

First, take notice and participate. Your real estate investment, the amount of your HOA dues, and your peace of mind depend on our collective participation. 

 

Next, ask yourself if you want to serve. If yes, then step up for a one- or two-year term. If not you, then nominate your talented neighbor(s) – but be sure to get permission first.

 

This is what we are looking for:  backgrounds in accounting, architecture, conflict management, engineering, financial management and local government. These are vital virtues, and the most significant are leadership, conflict management and the ability to work with others to make well-thought-out decisions.

 

If you do not feel led to seek board service, there will be opportunities to take part in committees and special projects. 

 

What we don't need are followers or individuals who want to sow discord, gossip or insist on doing things their own way. This is a venue for leaders and engaged, cooperative team members. Our goal should be to look to the future, where we can be our own leaders in our shared venture.

 

If you are elected to the board, you will have help. The Transition Working Group (TWG) has been meeting for months. They have gathered data, met with other Epcon communities’ HOA leaders, researched the relevant laws here in Durham, and they have agreed to be an advisory body to the HOA for as long as they are needed.

 

So please take these factors into consideration and take part in this process. Pay attention. Stand for election if that suits you. And/or nominate people who can do the job successfully. Remember, we want to give back to our community and improve the community’s overall property values.
