March 2025 Homeowner Liaison Report

Help Keep Our Neighborhood Special — Volunteer

By Mark Witcher

As Courtyards at Southpoint continues to move forward to the homeowners association transition, I would encourage everyone to consider volunteering to serve on the board by answering “yes” to the HOA interest questionnaire coordinated by Tommy Worsham of the Transition Working Group. You can read more about the election process here.

Participating on the board has the reward of helping keep Courtyards at Southpoint a special and unique community. Serving on the board is a wonderful opportunity to meet your neighbors and to work with friends. Board participation presents the usual challenges of working on a team to set priorities and to achieve important common goals. But based on my experience, it can be a rewarding — and at times a fun — experience.

While Epcon is turning the board over to homeowners, it is far from leaving Courtyards at Southpoint, as Rebekah Burchard, our Epcon community association liaison, mentioned in the February HOA board meeting. Epcon has a lot of work remaining to complete Phase 2 amenities, finish developing and stabilizing our four ponds, turning the roads and infrastructure over to Durham, and finally supporting the warrantee work on the Phase 2 homes.

If you have a problem with your home, please contact Epcon first before taking any other action. Epcon has a vested interest in keeping the homeowners happy and has fixed some problems — such as cracked patios, etc. — after one-year warranties have expired. The same is likely true of the amenities, should a major defect surface after the one-year warranty period is over.

One recent point that has come to my attention is people walking behind and between homes. While our neighborhood looks open with lots of land, most of the land adjoining the homes is private property. People should not go behind or between the homes for any reason — including playing with kids or walking dogs — without permission of the adjoining lots' owners.

Speaking of dogs, more dog waste management stations for Phase 2 are scheduled to be installed as soon as feasible, given the landscaping installation schedule. Until then, and as always, keeping the entire site poop-free is up to the individual dog owners to carry bags, use them to clean up after their pets, and finally dispose of the bags properly, with or without a dog station handy.

Finally, remember that the clubhouse parking lot is not for long-term parking.

I would again like to thank all the committees who make Courtyards at Southpoint a great place to live. Likely some of the soon-to-be-elected board members will come from committees or have served on past committees. Replacement committee members will be needed. So, if you are not volunteering for the board, please consider helping out with one of the committees. Again, serving is a terrific opportunity to meet fellow homeowners and make new friends.
